With the ever-increasing number of houses being affected by New Zealand’s Leaky Building Syndrome, Alarcon Construction has expanded its team to form a Leaky Building Repairs and Re-Clads Division. It is unfortunate that in today’s building industry leaky buildings are now a fact of life. Many property owners are finding themselves in the position of needing a company who can manage the whole complex process of having their leaky building rectified.
Our priority is not only to restore the value of your property but to make the whole process as uncomplicated and stress free as possible. What are leaky buildings?
Leaky Buildings have come about due many factors including building detailing, specifications and/or construction, incorrect installation of applications, and building materials, poor quality control, and a lack of site supervision by a competent knowledgeable builder. These problems have led to water penetrating the building allowing mould to grow on the untreated timber and rot. Buildings that have been constructed using monolithic cladding systems & designs which include parapets, no eaves, cantilevered decks, and flat roofs are most commonly affected. Homes constructed from 1990’s onwards are most commonly affected.
Does your building leak?
Does your property have wet/discoloured carpet, swollen plasterboard or skirting’s, cracks to the plasterboard and/or plaster, spongy window jambs, or a damp musty smell in the air. If so we recommend you get a second opinion today, do not delay. Dampness and mould growth in buildings have been traditionally associated with poor health.
Whats involved in fixing a Leaky Building?
Working closely with your architect or we have various options of quality designers, plans are produced for the works to be completed. Alarcon Construction can take the project through Council/Resource Consent. We have had vast experience in obtaining consents efficiently, in the long run saving you precious time, stress and money. Once Building Consent is granted, scaffolding is erected to the areas requiring scaffolding. Shrinkwrap is generally used to help keep the building weathertight. The windows are removed and stored ready to be fitted with new jambs for the new cavity system. The old cladding is removed and disposed of. A consultant will come and assess the framing timber. Repairs are done and a timber preservative is painted on existing framework and then wrapped in building paper. On completion of the project Alarcon Construction can complete your CCC (Code of Compliance Certificate).
